The home selling timeline: from decision to closing
Most sellers underestimate how much runway the process requires. From the moment you decide to sell to the day you hand over the keys, the average timeline runs 60 to 90 days, or sometimes longer. Here's what each stage involves.
Weeks 1–2: Preparation
Before your home goes on the market, it needs to be ready. This means decluttering, deep cleaning, making minor repairs, and addressing anything a buyer or inspector might flag. Your agent should walk the home with you and create a prioritized list. Some items are worth doing. Others aren't, and a good agent will tell you which is which.
Week 3: Pricing and listing preparation
Your agent will prepare a comparative market analysis, which is a review of recent sales of similar homes in your area, to establish a listing price. Photography is scheduled, the listing description is written, and any required disclosures are prepared. Getting this stage right is the single most important thing you can do for the outcome of your sale.
Weeks 4–5: Active market
Your home is live. Showings are scheduled. Your agent should be tracking buyer feedback and monitoring activity closely. In a healthy market, the strongest offers tend to come in the first two weeks. If showing activity is high but offers aren't materializing, that's a pricing or presentation signal worth addressing quickly.
Weeks 6–7: Offer and negotiation
When an offer comes in, your agent will walk you through the terms, including price, contingencies, closing date, and deposit amount, and advise on how to respond. This is where experienced negotiation earns its value. The goal isn't just to get the highest number; it's to get the best overall terms with the highest probability of closing.
Weeks 8–12: Under contract to closing
Once you're under contract, the buyer's due diligence begins, such as inspections, appraisal, and mortgage underwriting. Your agent coordinates with all parties to keep the timeline on track. Delays at this stage are common; most are manageable with proactive communication. Closing day is the final step, consisting of signatures, fund transfer, and keys handed over.
